Neighbours, stand your ground
Parkdale is a dignified and cherished neighbourhood with all the conveniences of being centrally located. Out of love for their community, with its gardens, sunshine, and green spaces, a number of homeowners in Parkdale-Cromdale have decided to enter into an agreement to protect their properties from future over-development. This agreement is called a Restrictive Covenant, and homeowners in over 25 other neighbourhoods in Edmonton are doing similar agreements in an effort to protect their properties from predatory infill.
Once signed, the Restrictive Covenant is then filed/attached to each property title, and it remains in place until or unless the owners (or future owners) both agree to remove it. It protects properties from ever being developed into anything but a single-family dwelling. This is most important to many of us given the numerous low-cost multi-family rental projects cropping up in our community.
A Restrictive Covenant protects your property, but it also protects your neighbour’s. You will be able to rest easy knowing that a low-budget apartment building will not get built next to YOU, and your neighbour(s) will know the same.
The legal fees to prepare the agreement have already been paid. For you to add your signature would not be very expensive (maybe around $200). Depending on how many people are interested, the lawyer could come to our community and several people could sign at once. This is a small price for getting peace of mind!
